What you get

Everything in your plan

The guide teaches the process. Your plan runs it with your numbers.

  • Your max rent

What landlords are likely to approve under the 40x rule, and what actually fits your budget.

  • Your move-in cash

First month, deposit, and screening fees, with what's yours to pay under the FARE Act.

  • Your neighborhoods

Three to five areas that fit your budget and your commute, with typical rents and their sources.

  • Your documents

The checklist for your situation, including guarantor options if you need one.

  • Your messages

Copy-and-send scripts for agents and landlords, with your details filled in.

  • Your timeline

A week-by-week plan from today to move-in day.

Four steps

How it works

  1. Buy your plan.

  2. Answer the intake. It takes about 10 minutes.

  3. Claude drafts your plan from our sourced research, and a person checks every number.

  4. Your plan arrives by email within 1 business day.

Where your plan points you

The right places to look, never a paid list

You pay for the plan itself, never for listings or introductions. Brokers, landlords, and listing sites never pay us, so every pointer in your plan is there because it fits you. We don't sell or hand-pick listings: in New York, charging for listing information takes a special state license (NY Department of State).

  • Listing sites, preset

StreetEasy and Zillow searches set to your budget, size, and neighborhoods, so new apartments show up the moment they're posted.

  • Landlords who rent directly

How to find management companies that list their own buildings. Under the FARE Act, the landlord's agent can't charge you a broker fee (NYC DCWP).

  • Affordable-housing lotteries

NYC Housing Connect, the city's portal for affordable housing, and how to check which lotteries fit your income.

  • Commutes, mapped

One-tap transit directions from each neighborhood on your shortlist to your work or school.

  • Building checks

How to look up a building's record on HPD Online before you tour.

  • A licensed broker, only if you want one

When hiring your own is worth it, and how to check a license with the state. No referral fees, ever.

The intake

What we ask, and what we never ask

About ten questions, nothing sensitive. Your answers are used only to build your plan.

We ask about

  • Your yearly income, a guarantor's, or the rent you want to pay
  • Your move-in date, and how flexible it is
  • Where you work or study, and your longest OK commute
  • Bedrooms, roommates, pets, and must-haves
  • Savings for move-in, and whether you have a guarantor

We never ask

  • Your race, national origin, citizenship, religion, age, family status, disability, or any other trait the NYC Human Rights Law protects
  • Your Social Security, bank, or ID numbers
  • For copies of your documents: you keep those until you apply

Who it's for

  • Renters who want a plan for their own numbers, not an average
  • Anyone moving to New York on a deadline
  • Roommates searching together

What it's not

  • Not a listing service, and not a broker
  • Not legal advice about your situation
  • Not a promise that you'll be approved
