Educational, not legal advice. Rentaissance NYC explains general rules for renting in New York City and cites the official sources. Nothing on this site, in our guide or plans, in our AI chat, in our emails, or in our videos is legal, financial, tax, or real estate advice about your situation. [LAWYER REVIEW]
We’re not a broker or a law firm
Rentaissance NYC isn’t a law firm, a licensed real estate broker, or a licensed apartment information vendor. We don’t list apartments, sell or share apartment availability, run waitlists, or negotiate leases. Using the site, buying a plan, or using the AI chat doesn’t create a lawyer-client or broker-client relationship.
Searches and brokers in your plan
Your Apartment Plan links to searches on third-party sites, such as StreetEasy, Zillow, and NYC Housing Connect. We don’t control those sites, and we don’t verify listings, prices, or availability. If your plan names licensed brokers, it’s a suggestion, not an endorsement: you decide whether to hire anyone, and brokers, landlords, and listing sites never pay us. [LAWYER REVIEW]
How plans and the AI chat work
Claude, an AI model made by Anthropic, drafts each plan from your answers and our sourced research, and a person reviews it before it’s sent. The AI chat answers from the same research, but no person checks its answers before you see them. Plans and chat answers can contain mistakes, so check anything important with the source we cite.
Rules change
Every rule we publish is dated and sourced. Laws, court decisions, and yearly figures change, so confirm anything important with the official source before you rely on it. These official resources are a good place to start:
- HPD Online for a building’s violations, complaints, and registration
- NYC Department of Consumer and Worker Protection for broker fee and fee disclosure problems
- NYC Commission on Human Rights for voucher refusal and housing discrimination
- NYS Homes and Community Renewal for rent stabilization and rent histories
- 311 for repairs, heat, pests, and unsafe conditions
- FTC to learn about and report rental scams
Your situation
For help with your own situation, contact 311, the agency we point you to, or a tenant attorney.
No guarantees
We can’t promise that you’ll be approved for an apartment, find a particular apartment, save a particular amount, or avoid every scam. Our guide, plans, and AI chat help you set a realistic budget, avoid common mistakes, and apply with a complete application.
Examples and market data
Examples on our site and in our guide, posts, and videos use made-up people. Market figures come from third-party reports, which we name and date wherever we use them.
Other websites
We link to listing sites, government pages, and news reports so you can check the source. A link isn’t an endorsement, and we don’t control those sites. We don’t receive payment for any link on this site or in our plans. [LAWYER REVIEW: update this line if you ever add affiliate links.]
